All of our fees and charges are contained in our Fees & Scope of Services Schedule which will be provided to you prior to signing the Property Occupations Form 6 Appointment.
This comprehensive 60 page document fully outlines what services we provide and what we charge for those services.
The balance of our fees and charges are divided into ‘Standard’ and ‘Optional’ Property Management fees. Standard fees cover the ‘everyday’ type of services we provide to ‘run’ your tenancy. These include lease renewals, sundry fees, title searches etc. Optional fees are only provided at your request and after consultation with you. These include QCAT, insurance claims, project management etc.

FAQ's
Are your fees negotiable?
Our fees are scaled based on the actual rental amount of your property ie. the higher the rent the lower the management fee. Other fees are divided into ‘Standard’ fees and ‘Optional’ fees. We believe we offer excellent value for money and all Clients are charged these same fees.
Who will manage my property?
Our team will manage your property. We run centralised communication channels and being a small office everyone including our Principal Lu and our Business Manager Fiona will be involved in the managing of your property.
How will you find a good tenant?
Through effective marketing including the main real estate portals as well as Social Media posts and video walk throughs. All applications are processed by long term employee Ali who meticulously appraises each application-including background checks, rental history, and financial stability.
How do you handle maintenance?
All maintenance requests (routine or emergency) are lodged in writing via our Maintenance Repair Request Form
When do I receive my rent?
Your rent is disbursed to you at Mid Month and End of Month less our fee’s and charges for that month less any creditor payments due to service providers who have performed work on your property during the month.
