Severe Weather & Storm Damage:
Tenant Responsibilities in Rental Properties

During severe weather events, tenants must take reasonable steps to ensure their safety and protect the property where possible. Below are the key responsibilities for tenants when experiencing storm damage:

    1. Immediate Safety Measures & Temporary Repairs
      • If there is water ingress from the roof or storm damage affecting the property, tenants should contact the State Emergency Service (SES) at 132 500 for assistance in making the area safe.
      • Due to hazardous conditions, agents cannot send trades out during severe weather until it is safe for them to attend.
    2. Notifying the Property Manager & Reporting Damage
      • As soon as it is safe to do so, tenants must notify the agent of any storm damage by submitting a maintenance repair request through the Tenant Portal or the designated Maintenance Repair Request Form.
      • The request should include detailed information about the damage, including photos or videos where possible.
      • Tenants must specify the cause of damage (e.g., heavy rain, fallen branches, flooding) to assist in the repair and insurance process.
    3. General Tenant Responsibilities Under the RTRA Act
      • Under the Residential Tenancies and Rooming Accommodation Act 2008 (QLD), tenants must take reasonable care of the property and report maintenance issues promptly.
      • Tenants should take preventative measures where safe to do so, such as using towels or buckets to contain leaks and securing personal belongings to minimise damage.
    4. Next Steps for Repairs
      • Once reported, the agent will assess the situation and arrange for trades to attend when safe to do so.
  • Urgent and emergency repairs will be prioritised according to the severity of the damage.
