Emergency Repairs

Note: ONLY certain repairs as defined by the Residential Tenancies and Rooming Accommodation Act 2008 are classified as ‘Emergency Repairs’

“s214 Meaning of emergency repairs”

Emergency repairs are works needed to repair any of the following:

  • a burst water service or a serious water leak;
  • a blocked or broken lavatory system;
  • a serious roof leak;
  • a gas leak;
  • a dangerous electrical fault;
  • flooding or serious flood damage;
  • serious storm, fire or impact damage;
  • a failure or breakdown of the gas, electricity or water supply to premises;
  • a failure or breakdown of an essential service or appliance on premises for hot water, cooking or heating;
  • a fault or damage that makes premises unsafe or insecure;
  • a fault or damage likely to injure a person, damage property or unduly inconvenience a tenant of premises;
  • a serious fault in a staircase, lift or other common area of premises that unduly inconveniences a tenant in gaining access to, or using, the premises.

If your repair DOES NOT fall into one of the categories above it is NOT an emergency repair and you must lodge a Maintenance Request Form

After Hours

Text your issue to 0427 000 580.

If you do not get a timely response (e.g. it’s in the middle of the night) please refer to Clause 33 in the Standard Terms of your General Tenancy Agreement where you may arrange for a suitably qualified person to make emergency repairs up to the value of two weeks rent.

Be aware that if your repair is not an emergency repair as defined by the Residential Tenancies and Rooming Accommodation Act 2008 (as above) you may be liable for the amount owed for the repair.
